The short answer
A heat pump in Santa Monica can replace an aging gas heater and add cooling, and the coastal climate keeps it efficient year round. Planning focuses on the electrical panel, the home's layout and building approvals, and incentives depend on the utility serving the address.
A lot of Santa Monica homes heat with equipment that is older than the people living in them: a gas wall heater in the hallway, a floor furnace under a grate, a closet furnace in each apartment. Few of them have any cooling. A heat pump can replace the heater and add air conditioning in one project, and the city's mild coastal weather lets it work efficiently through every season. EliteCore HVAC Solutions, based roughly 6 miles east in Culver City, plans and installs heat pumps in houses, condos and multi-unit buildings across 90401, 90402, 90403, 90404 and 90405. This page covers how we approach those projects and what to sort out before the equipment arrives.
Replacing old heaters, not just adding cooling
Most heat pump projects here begin with heating, not cooling. Owners of homes with floor furnaces or wall heaters are tired of hot spots near the grille and cold bedrooms down the hall. Landlords want to retire aging closet furnaces in their units. A heat pump distributes heat more evenly and handles summer cooling as a bonus.
Rules for gas equipment are also shifting. South Coast AQMD Rule 1111 limits NOx emissions from natural-gas fan-type central furnaces in the region and has been amended toward zero-emission requirements. Anyone planning a furnace replacement should check the current rule, since the district sets and revises its compliance dates.
Choosing a layout for your building
Detached houses with forced-air ducts can usually take a ducted heat pump with an air handler in the same spot as the old furnace. Homes that never had ducts, or have small rooms off a long hallway, are often better served by ductless heads, one per room or area.
Condos and apartments almost always go ductless. Each unit gets its own outdoor condenser or shares a multi-zone unit, depending on space and association rules. For buildings with several units, we plan the outdoor equipment locations together so they do not crowd a side yard or a rooftop.
- Ducted heat pump on existing ductwork
- Single-zone ductless for a studio or ADU
- Multi-zone ductless for larger condos and houses
- Per-unit systems for duplexes and small apartment buildings
Electrical and approval checks up front
Switching heating from gas to electricity increases the load on your electrical panel. Older Santa Monica homes and apartment buildings sometimes have panels that need a load calculation, an upgrade or a dedicated circuit before a heat pump can go in. We look at the panel on the first visit and tell you if an electrician needs to be involved.
For condos, association approval for exterior equipment and wall penetrations usually comes first. We can supply specification sheets and sound ratings for your board. Where the city requires permits, we pull them and schedule the inspection.
Rebates and the end of the federal credit
Utility incentives depend on where you live. LADWP residential electric customers can apply for Consumer Rebate Program rebates on qualifying heat pump systems, with amounts based on SEER2 and HSPF2 ratings, filing after purchase and installation and within twelve months of purchase. Santa Monica is a separate city from Los Angeles, and many homes outside the City of Los Angeles are served by Southern California Edison rather than LADWP, so the right program depends on your address. We confirm the current offer before it appears in any quote.
The federal Energy Efficient Home Improvement Credit applied to qualifying heat pumps placed in service before December 31, 2025. It does not cover new installations after that date.
What installation involves
We start by measuring the rooms and calculating heating and cooling loads, then recommend a capacity and layout. On installation day, the old heater is disconnected and removed or capped as appropriate, the outdoor unit is set on a pad, wall bracket or roof stand, and indoor equipment is mounted. Refrigerant lines are run, pressure-tested and evacuated, drains are routed and controls are wired.
Before we leave, we run the system in both heating and cooling, check temperatures and airflow, and show you how to use the controls, including scheduling features. We also explain filter cleaning, which is the single most important task for keeping a ductless system working well.
- Old gas heater safely disconnected
- Outdoor unit mounted with drainage for defrost water
- System commissioned in heating and cooling modes
- Controls and filter care explained
